Student Tenancy Agreement
This Student Tenancy Agreement sets out the core occupancy terms between Zenith Signature Homes Ltd located at 23138 Off Great East Road, Silverest, Chongwe and student tenants. By accepting this agreement during reservation or payment, you confirm that you understand and accept these terms.
1. Eligibility and Occupancy
- Accommodation is intended for registered students and approved occupants only.
- You may not sublet, transfer, or share your assigned bed space without written approval from Zenith Signature Homes Ltd.
- Occupancy begins on the confirmed move-in date and is subject to successful payment and verification.
- Check-in and check-out dates may occur on any calendar day; however, you will be billed for the full billing week (Saturday to Friday) during which occupancy begins. You are requested to plan your occupancy accordingly.
2. Rent, Billing, and Payment Deadlines
- Rent is charged according to your assigned bed/room category and published pricing.
- Rent is billed in full calendar weeks (Saturday to Friday) and paid in advance.
- Weekly billing boundaries apply regardless of your exact check-in or check-out date.
- You must maintain at least four (4) prepaid weeks of rent coverage at all times.
- A maintenance fee of ZMW 0.00 is charged once per semester and is non-refundable.
- Payments must be completed within your selected reservation hold window or by the due date shown on your account.
- Unpaid reservations may expire automatically and the bed space may be released to other applicants.
3. Furnished Accommodation and Amenities
3.1 Furnishings & Appliances Provided
- Bed, electric stove plus gas backup for load shedding, refrigerator or freezer, and basic furniture (tables, chairs, wardrobes depending on unit type).
3.2 Facilities and Services
- Internet/Wi-Fi, swimming pool, mini gym, night-time security guard, garden maintenance (garden boy), cleaners for common areas, and back-up solar power (for lighting and light-load appliances only).
- Repairs (non-negligent structural, electrical, plumbing), waste collection, and upkeep of common spaces and surroundings.
4. Security, Access, and Identity
- You must provide accurate personal and emergency contact details and keep them updated.
- Access credentials are personal and must not be shared.
- Zenith Signature Homes Ltd may suspend access for unpaid balances, security concerns, or policy violations, subject to applicable law.
5. Conduct and Community Standards
- Maintain respectful behavior toward other residents, staff, and neighbors.
- Noise, guests, and shared-facility use must comply with residence rules and quiet-hour policies.
- Illegal activity, harassment, deliberate damage, and unsafe behavior are prohibited.
6. Room Care and Damages
- Tenants must keep rooms and shared spaces reasonably clean and safe.
- Any damage beyond normal wear and tear may result in repair or replacement charges.
- Maintenance issues should be reported promptly through official support channels.
- Lost keys: Replacement cost is ZMW 300 per key incident.
7. House Rules
- Quiet Hours: 22:00 to 06:00. Minimize noise during these times.
- Visitors: Allowed 09:00 to 19:00; no overnight guests permitted.
- Alcohol and Drugs: Disorderly conduct and drug use is prohibited.
- Cleanliness: Maintain personal room and shared area cleanliness.
- Swimming Pool: Available from 08:00 to 19:00, Thursday to Sunday and on public holidays only. No glass containers; no loud or disruptive gatherings.
- Gym: Proper attire required; use equipment responsibly.
- Electrical Safety: No high-load appliances (heaters, hotplates, electric kettles, microwaves, irons, or similar devices).
- Solar Power Use: Use backup solar power responsibly; no high-load devices.
- Security: Lock your room; report suspicious behavior to management immediately.
8. Termination and Move-out
- Tenant move-out notice should be given in writing at least four (4) weeks in advance.
- Zenith Signature Homes Ltd may enforce a strict minimum notice period of two (2) weeks.
- Serious breach of this agreement may lead to immediate enforcement actions, including occupancy termination, as permitted by law.
- On move-out, all keys/access devices must be returned and outstanding balances settled.
9. Privacy and Data Handling
Personal data is processed for accommodation management, billing, safety, and legal compliance in line with our Privacy Policy.
10. Updates to this Agreement
Zenith Signature Homes Ltd may update this agreement from time to time. Updated terms apply from the effective date shown on this page.
11. Governing Law
This agreement is governed by Laws of the Republic of Zambia.
